The commercial entertainment attraction market is highly competitive in Dubai and those tenants will prefer large scale traditional small mall formats. For D3, the visitor program could focus on cultural entertainment, which fits well with the design, art and creative themes envisioned for D3. Learning from the cultural district comparable, the cultural entertainment program can be characterized as a progression through three core aspects that support one another. The project was designed for a couple moving from a significantly larger space, so special attention was made to be as efficient as possible. We developed the design with the notion that the space was a ‘ship in the sky’ to help emphasize the importance of every square inch of space and program. The residence is defined by large wood casework wall units that both screen the various programmatic needs.</image:caption>

To contrast with this historic fabric, the project was conceived as a jewel box utilizing zinc metal panels to clad the addition and large steel windows to wrap the corner. The office is collaborative and produces design that navigates between popular culture, art, and architecture. Recent projects include custom houses, art environments, collaborative installations and graphics, and commercial spaces as well as the book, “Bohemian Modern; Living in Silverlake” (Harper Collins 2006). Built work has been published in a wide range of media including national and international print journalism and video. The office engages Southern California as both the site and subject of architectural and cultural production to create contemporary environments. The design was inspired by traditional carriage houses, with the parking being located on the first level and living areas above on the 2nd and 3rd floors. The building’s design utilizes a traditional housing material, brick, but juxtaposes it with large infill areas of wood and glazing. Large communal outdoor spaces are proposed to foster a sense of community between the residences.</image:caption>

      <image:caption>Paveletskaya Place will constitute a large multi-function public park with programmable plazas, restaurants, and an events terrace. Greenspaces, pathways, skylights, and plazas flow together across multiple elevations to create a dynamic center for the city. An urban forest and gardens at the outer edges of the plot melt into open public space, punctuated by two large sky lit atrium spaces. Pedestrian flow enters this urban square from all sides while metro and rail passengers enter the retail mall through the park or below grade connections to the rail station and pedestrian tunnel. This 73,000 square meter park-integrated mall will serve the combined 165,000 people per day who utilize the two stations, in addition to those who come to the park through the continuous perimeter access. Layers accentuate the interconnected spaces that activate the public realm near street level. Sunken plazas and stepped gardens meet with elevated, cantilevered lawns and sculptural covered spaces. Below this lush ground level, three floors of retail are lit by light penetrating the park surface above. Two large sky lit atrium spaces distinguish the primary focal points of this shopping center: The Fashion Atrium and Food Hall Atrium. These generous skylights allow natural light to penetrate throughout the contemporary and airy retail center. The larger of the two atrium spaces emphasizes a cascading natural landscape which ascends from the retail levels to the park; merging interior and exterior environments. This iconic entrance structure harmoniously accents the grand buildings that abut the urban parkspace and frame the historic Train Station. Grand cascading steps lead into the Fashion Atrium, where the greenery of the park meanders inside and wood accents bring a sense of warmth. The other skylight brings greenery and light together, as a green lawn fades into glass, allowing light to flood the Food Hall Atrium. From these central spaces, two retail concourses unite upscale lifestyle brands, boutiques, and food and beverage tenants, with a direct connection to the train station. *Completed as a Associate with 5+Design.</image:caption>

Careful consideration was given to the selection of locally sourced materials which were used to complete both the project’s interior and exterior. The center is organized into a sequence of unique districts connected via covered passages.       <image:caption>Program: Office &amp; Retail | Area: 20,000 SF | Location: Los Angeles, CA | Client: Withheld | Status: Construction Documents The 5-story commercial building at 5657 Wilshire Boulevard was built in 1949 and designed by Welton Becket, the prolific Los Angeles mid-century architect. The building was later occupied by William Pereira, another noted mid-century architect. His work includes landmark buildings such as the Transamerica Building in San Francisco, Geisel Library in San Diego, and LAX theme building. Becket's original international style facades was replaced in the 1980's with a postmodern inspired redesign. This design has not aged well and It-Makes is planning a major redesign of the exterior facade. The proposed exterior facades feature independently angled vertical fins that create a shimmering lenticular effect that engages the pedestrian and vehicular movement of the street. The proposed aged bronzed fins and panels brings an inviting warmth that enhances the urban landscape. The butt glazing at the ground floor level dematerializes the transition between interior and exterior space allowing a seamless passage to the reception lobby and café. The upper floors consist of creative office space including open offices, meeting rooms, lounge, and open break areas.</image:caption>

Moreover the design of the project was guided by the climate, its surrounding natural landscape, effective use of daylight. The ground floor, with the entry to the building emphasized via a wide and inviting canopy, accommodates the reception, design and operation units, and the first floor the administrative offices. The second floor hosts the showroom area, and the third floor the common social areas consisting of cafeteria, meeting rooms, lounge and play space.       <image:caption>Client: Renaissance | Location: Bodrum, Turkey | Program: Hotel, Waterfront Villas, Social Center, Entertainment | Site Area: 8,765 square meters | Building Area: 7,615 square meters Set along the Aegean Sea, Bodrum Resort Hotel slopes between the mountains and the water’s edge. Its three districts, each with its own character and activity, are linked by meandering pathways, landscaped terraces and lively courtyards. Stepping downward from the mountains to the sea the hotel gives way to waterfront villas, which in turn open onto a range of leisure activities at the water’s edge. The hotel is comprised of four connected forms that cascade down the natural topography, maximizing sea views and reducing the overall massing. Below, three villa designs cater to a variety of guests. Near the shore, a restaurant, beach bar and night club entertain guests into the evening, while the pool, spa and pier provide daytime activities. CMC, fondly known as ‘CalMart’, was originally built in 1962 to house the first wholesale fashion marketplace on the West Coast. After over 50 year of use and changes to the programmatic needs of the fashion industry, the building is undergoing a renovation to address the needs of modern creative professionals. Located in the fashion district in DTLA. It-makes designing &amp; construction a mix of retail showrooms &amp; offices spaces specific to the needs of each tenant.</image:caption>

      <image:caption>Program: Creative Office Lobby | Area: 1,500 SF | Location: Mid Wilshire, CA | Client: Miracle Mile Holding | Status: Completed 2021 The scope of the project was the interior renovation to an existing lobby space on Wilshire Blvd in Los Angeles. The building was initially designed in 1949 by Welton Becket, the prolific Los Angeles mid-century architect, and was later occupied by William Pereira, another noted mid-century architect. A 1980’s building renovation removed any vestiges of the original mid-century design and left the lobby dark, lifeless, and feeling more like a hallway than a destination. Inspired by the rich history of the building, we sought to design an elegant solution and create an environment that would be appealing to creative professionals that inhabit the area. The planning of the interior environment incorporated bold graphic elements inspired by the building’s history and location. This became an opportunity to embed memories of past urban events in the space via the design of a series of custom wall graphics that borrowed heavily from imagery of Becket’s and Pereira’s iconic work. Placed in contrast to these colorful geometric graphics, the design incorporates a monochromatic palette of concrete floor and wall tiles to frame and highlight the vivid patterns. The linear footprint and depth of the lobby created limited access to natural light, making the lighting design an essential element of transforming the feeling of the space. The design encourages collaboration, enhances creativity, and allows for playfulness and fun to create a stimulating environment for the next generation of this office building.</image:caption>

Inspired by the design of the company’s Russian HQ’s, it was important to the client to maintain the raw feeling of the space while also providing an open collaborative workspace for the growing company’s staff of 50+ employees. The focus of the space is an ‘all hands’ area with stadium seating &amp; a digital whiteboard, which act as both a large scale group meeting area and an overflow work area for visiting staff from their other offices. Other unique features include a custom neon sign at the reception area, company-branded graphics/colors @ glass conference room partitions, and a custom acoustical ‘bird’ lighting fixture in the kitchenette. The client is headquartered in Russian with additional offices in Amsterdam, San Francisco, and Los Angeles. They are an Online Collaboration Software Company and IT used the company’s product to present, collaborate, and develop the project with them.</image:caption>

      <image:caption>Client: Withheld | Location: The ROW Los Angeles, CA | Program: Tenant Improvement &amp; FF&amp;E | Area: 14,000 SF | Status: Completed 2022 IT Architects designed the interiors for an international online collaborative software development company’s Los Angeles offices at The ROW in DTLA. The company is growing very fast and is in full expansion to provide a workspace for the growing company’s staff of 100+ employees. When looking for an expansion for a new space for their offices, they were very clear about the requirements that the space had to meet. It had to be a large space in which they could accommodate a vast coworking space, in addition to having different hands-on/break areas for collaborative meetings, brainstorming, coordination, and working effectively together. This large space maintains the raw feeling of the space and provides a unique character to convey the firm's strong personality. The current pandemic has greatly changed the way we work and relate to each other. Hence, we have designed the space that is open, well-ventilated, with defined staff flows and spacious rooms to maintain the health and safety measures which are needed in post covid world. The entire length of the building enjoys magnificent lighting thanks to large windows. With this, not only enormous energy savings are achieved, but the well-being of employees is also increased. An example of this is the afternoons, moments in which the warmth and the special tone of light that floods the entire space can be enjoyed. Another element that takes us directly to a street full of life is the central corridor, which runs almost completely along the longitudinal axis. From there, it is not only possible to access the different workstations, but the space has also been adapted to serve as a meeting point. Inspired by company’s branding, IT has designed the bench seating, planters, and screening elements which are sprinkled throughout the space to enhance privacy and allow the user to comfortably and easily grow, adapt, flow, and communicate.</image:caption>

      <image:caption>Client: Konica Minolta/ Lincoln Properties Company | Location: Anaheim, CA | Program: Tenant Improvement &amp; FF&amp;E | Area: 23,000 SF | Status: Completed 2021 While the Covid 19 pandemic accelerated the trend, many businesses had already started to develop ‘hotel’ or ‘hot desk’ office layouts to reduce overall office footprints while simultaneously increasing the areas for collaborative and communal spaces. Such is the case with Konica Minolta Business Solution, It-makes worked with them to consolidate and modernize their existing 35,000 SF West Region Office in Anaheim California down to a 22,000 SF footprint that includes a large open office area with ‘hotel’ style desking. The office design mixes a traditional‘ exterior window’ private office layout for their executive team w/ large swatches of open-desking modular furniture, open meeting and huddle rooms, lounges, and a ‘coffee shop’ style break area. The modernization included aesthetic upgrades to the traditional office, including removing the standard ACT ceiling to reveal the structural deck/framing above and exposing the existing concrete floors. This was all done to provide a more informal and relaxed feel to the office and encourage home workers to want to come into the office to enjoy both the physical space and social interaction provided by a collaborative environment.</image:caption>

      <image:caption>Program: Creative Office Transformation I Area: 15,000 SF I Location: West Hollywood, California I Client: Withheld I Structural: Nous Engineering I MEP Engineering: MEP California I Status: Construction Documents A renovation to an existing 2 story retail and office building on La Cienega Blvd. Although the building is located in a highly desirable neighborhood, the building sits largely vacant, with small dark, office spaces on the second floor. The client wishes to reinvent both the interior and exterior with enlarged openings, a new facade, public lobby, and restrooms to attract entertainment and creative professional. It is planned to be converted to a single tenant on each floor. In order to avoid a costly seismic upgrade as part of the work, the design team needed to maintain all existing shear capacity in the existing exterior walls. The use of vertical louvers and metal clad elements conceals these existing elements &amp; adds and asymmetrical playful element to the facade.</image:caption>

      <image:title>Commercial - Imperial Medical Office Building</image:title>
      <image:caption>Client: Withheld | Location: Imperial, CA | Program: Medical Offices | Area: 15,000 SF | Status: Under Construction The Imperial Medical Office Building is a ground-up construction project on an undeveloped site in Imperial California. The one-story, 15,000 sf medical office building includes four doctor’s office tenant spaces as well as a doctor’s lounge area. The double-sloped roof of the building is designed to float above the structure, supported on diagonal columns. The effect of the roof is enhanced with an angled floor-to-ceiling curtain wall that wraps the corner of the main building façade. The glazing, although providing significant visual and thermal performance, is highly transparent, offering a clear view of activities within the building when viewed by passersby. The double sloping roof overhangs the curtain wall to provide shade during the heat of the day while also allowing light into the building. Grey metal panels clad the roof and wrap down the facade to the ground on opposite corners of the building, framing the glass curtain wall. A contrasting rust-colored plaster highlights the main entrances and wraps around the back and side of the building. The entrances into the building are accentuated with plaster-framed openings that protrude through the curtain wall to invite patients into the building. The main entrance leads into a central, sunlit lobby where patients can access the different office spaces.</image:caption>

Lendistry provides economic opportunities and progressive growth for small business owners and their underserved communities as a source of financing and financial education. It was important to the client to maintain the raw feeling of the space while also providing an open collaborative workspace for the growing company’s staff for future expansion. The focus of the space is a central community area with hot desk seating and window counter desks, which act as both a large-scale group activity area and an overflow work area for visiting staff from their other offices. A variety of design strategies were used to create a warm, human-scaled office environment. The soft furniture partition, which can be freely combined through the center, can gently divide the space and create a flexible atmosphere in the different areas.</image:caption>

      <image:caption>Program: Laboratory &amp; Office I Area: 6,000 SF I Location: UCLA Campus, California I Client: UCLA Facilities Management I Status: Under Construction The laboratory was designed to support and develop multi-modal multi-scale connectome and cell-type maps of the mammalian brain using advanced tracing, imaging, and computational methods. The cross-disciplinary group of researchers develops neuroanatomic and neuroinformatic approaches to understand connectivity patterns in both heath and disease. The renovation of the existing teaching laboratory, a space that has remained largely untouched from the original CHS construction, required extensive upgrades to the infrastructure to service the needs of the proposed research. The glass partition along the main circulation hallway is intended to be used as white-boards, which is meant to encourage cross-disciplinary group interaction, as well as allow natural light into the open office area of the lab. The project includes a large open laboratory space w/ brain clearing alcove for the preparation of slides for the imaging of mouse brains. Additional lab support areas for animal use include a Behavioral Room and a large Surgery Room. The project also dedicate significant spaces for Microscope Rooms for imaging and office/work areas for computational image analysis.</image:caption>

      <image:caption>Program: Assembly and Administrative Center I Location: Los Angeles, California I Client: Soka Gakkai International (SGI) I MEP Engineering: Design/Build I GC: Coastal Pacific I Construction Status: Construction Documents SOKA Gakkai International USA is performing a multi-phase campus upgrade to their friendship center in West Los Angeles. This includes security upgrades, a renovation to both the campus’ sanctuary and administrative buildings, a 7,000 SF addition to the complex, and extensive landscape improvements. This initial phase of work includes a reconfiguration of the circulation and entry sequence into the complex, new entry arch and security gate, a redesigned security kiosk, and expanded exterior gardens. The goal is to simultaneously improve the security while also providing a clear entry point to the campus. A palette of bronze metal panels, 2 types of limestone, painted steel, wood, and acid etched concrete pavers complements the existing burnished faced CMU block. A steel canopy has been added between the buildings to help define the space between the buildings as an exterior room.</image:caption>

The client, SOKA Gakkai, is an international Buddhist community with more than 500 chapters and 100 centers throughout the United States. The Santa Monica location is an extension to their international headquarters in Tokyo, Japan. The Santa Monica headquarter consists of 2 wings for assembly and exhibition. Our scope of work in the East Wing includes the public lobby, the main prayer hall, 2 medium prayer rooms, 1 small prayer room, and an office. The interior work of the main prayer hall exposes the existing high ceiling while largely highlighting the central Buddhist shrine or the Butsudan.</image:caption>

      <image:caption>The Emirates Walk | Village Green brings to the iconic property, a hub of daytime and nighttime excitement which will be a destination for locals and visitors alike. Contemporary façades animated with outdoor al fresco dining opportunities create a popular attraction for the property. Convenient and easy access, whether arriving by car or by foot, ensures a pleasant experience. Seven restaurants, varying in size from 300 to 950 sm provide every type of dining experience for the trendy food-connoisseur, from casual lunches and brunches for family and friends to elegant, night-time fine dining. The total leasable area of 4,677 sm of restaurant pavilions is divided amongst eight buildings. Two signature 2-level restaurants of approximately 900 sm each bookended on either side of a tree-lined entry drive, create a ceremonial entrance in to the Emirates Towers site. Glass and steel fins create a mesmerizing glimmer along the pavilion’s upper levels as the two restaurant pavilions cantilever towards each other marking a signature gateway.</image:caption>

The project was a renovation of an existing diner that had not been renovated since the 1960s. The storefront of the previously dark and compact space was redesigned to let in more light and create a lively indoor-outdoor dining experience. The material palette was also carefully selected to brighten the space. Yellow accents and pops of greenery compliment warm wood finishes to create a welcoming environment.</image:caption>

      <image:caption>Client: Withheld | Location: Beverly Hills, CA | Program: Restaurant &amp; Retail | Area: 1,000 SF | Status: Completed 2021 Pompadour, is a boutique pastry shop, a renovation, and transformation of an existing restaurant located in the Beverly Hills area. In addition to the standard bread, Pompadour is also dedicated to a large variety of french bread and danish pastries. The project takes advantage of the existing glass storefront to demonstrate a connection between interior &amp; exterior and to highlight their various selection of pastries. And the minimalistic custom-made counter with a white body and glass showcase located in the center of the store creates a bespoke experience for pastries display.</image:caption>

      <image:caption>Program: Restaurant I Area: 2,500 SF I Location: Los Angeles, California I Client: Withheld I Status: Completed June 2024 ZOZO is a 2,500 SF restaurant that was designed to sit within Maison Midi, an existing retail space in central Los Angeles. The restaurant seats 80 diners inside and 40 more as part of an outdoor/sidewalk dining area. The seating is organized along a trio of centrally located banquettes with the ‘tablescape’ retail elements ringing the seating. The food is inspired by the globe’s equatorial countries while the design, coex-isting within Maison Midi, presents an historic envelope to house a visual survey of interesting glasses, utensils, and china, creating a celebration of the table. The existing buildings bow-string trusses were exposed to create a large open space while the composition of the walls was viewed as building a ‘tablescape’ within the space. The restaurant’s most distinctive decorative element is the mural painted in front by artist T Mac that pays homage to legendary chefs Jean Bertranou and Patricia Quintana and the artist Georgia O’Keeffe.</image:caption>

      <image:title>Restaurant - Bravo Toast</image:title>
      <image:caption>Client: Jack Della Femina | Location: West Hollywood, CA | Program: Restaurant | Area: 1,100 SF | Status: Completed 2021 It-makes worked with Bravo Toast’s founders, Nathan Katz and Jack Della Femina, to upgraded from their pop-up locations in NY &amp; LA to a full-fledged restaurant in West Hollywood. The menu features a selection of seasonal toasts, on-tap beverages, and other snacks such as juices, salads, and desserts. Their Green Goddess Avocado Toast is, of course, the star of the menu. The project was a renovation of an existing beauty salon that included both interior and exterior upgrades. We proposed a large retractable canopy on the front of the building to take advantage of the unusually wide sidewalk for exterior seating. The interior includes a long forward-facing counter area. The ceilings were removed to expose the existing structure to give the space a more rustic feel. The material palette was also selected to evoke a relaxed calm feeling with greenery complimenting warm wood finishes to create a welcoming environment.</image:caption>
